We have been talking a lot about the why's and the how to's, so right now I want to talk about the Where, where are those great deals? Well of course the first thing that always pops in our heads are the Houses that are in Foreclosure this should include all the Bank REO's.
Second, are the New Development's STANDING INVENTORY in Reno-Sparks (Ask me or Ian for a list of Developments that have them), these properties are already finished and the original buyer (s) backed out. The builders are losing money in paying the interest so they would rather get it out of their hair. But again you have to know what you're doing and what you're asking for because they won't tell you especially if you do not have Representation (meaning Realtor). They do not like outside agents if they can help it because SOME Developments would lower the in house agent's commission if they have to pay a different agent. But it is good for you Consumer to have an Agent so I advice you to get one if you don't, you are not really saving money if that's what you think or what the IN HOUSE guy is telling you, you are actually losing MONEY. But make sure you Hire someone who really knows what he/she is doing. Don't be afriad to Ask them questions. Interview them. That is your right. We, Realtors actually find it challenging when the potential clients spend time in getting to know us,asking us market-driven questions and stating their 'expectations' of us. This is good for both sides.
Third is the trickiest one because it could be your co-worker telling you that he is in trouble with his home if nobody buys it anytime soon and says these magic words "I will take any offer right now, if I get one." See it's tricky because did you really here the magic words as an OPPORTUNITY or you were too busy munching down your favorite donut pretending you are listening to this guy that you don't even like and asking yourself silently "I wonder if I will ever get that GREAT BUY?". My point is to keep your ears, eyes open because at this market the Deals are out there and they are out there to be made.
