Built in 1998, ArrowCreek is one of Reno's flagship luxury communities. It houses two of the finest golf courses in Reno (subject to violent argument, of course) and is known for its immaculate mountain views and proximity to Lake Tahoe (35 minutes). A horde of California real estate speculators heavily gambled from 2003 all the way to its peak in 2006. Now, like most luxury communities in the U.S, it faces challenging times. ArrowCreek is unequivocally back on it's feet (2014). Home prices have stabilized in the half a million price range (more than a few homeowners are seeing equity in their ArrowCreek property.

Currently, median home price in ArrowCreek is around $341,550 $702,560. Prices has significantly gone up since 2011.

Not too long ago, if you had $400,000 dollars in the bank you could get a cute, three bedroom home in ArrowCreek, with a living space of 2,000 - 2,500 Square Feet at a decent location in the community.
During the real estate recession years of 2006-2010, the same amount will get you a pretty extravagant home in ArrowCreek. But as the ArrowCreek housing market rebounded in late 2011, ArrowCreek home prices not only stabilized but significantly increased.
There is still a few amazing deals out there, but it may not last too long as demand for Reno's top communities like ArrowCreek, Caughlin Ranch, and Somersett have been close to 2007 peak.
$430,000 anybody?...(Those days are gone now, yet again.)


Like all luxury real estate communities in the West Coast, ArrowCreek has been hit by the real estate downturn that started in mid-2005. But it has since rebounded from the deep real estate recession.

It seems obvious to point out, but the general Reno real estate market has come out from it's bottom (see: graph above). People are starting to buy homes in Reno--actually, it's been going on since 2007; contrary to popular belief Reno real estate has healthy demand; supply is actually low...

I think it's worth looking into some of the excellent deals in ArrowCreek and the other luxury communities around Reno. The past 10 years Reno has closely followed the trajectory of the San Francisco market -- and SF is seeing a very high increase in home values as of late 2012.
70 homes are currently for sale in the community. About two years ago, at the same time, it was 138. If you look in the last 5 years, this is really low for the area (inventory). This is due to the lack of market confidence of many home owners –waiting for sunny skies. This could be a good opportunity for savvy sellers who can put themselves ahead of the pack.
