In my opinion there are two things that's helping Caughlin Ranch weather the current real estate drought better than other luxury communities: There are less land to build on and with it's age and consequent lower mortgages, majority of home owners' mortgages are less than what the home is worth compared to other newer communities, which were bought at or near the peak of the market.
Inventory of homes is also less than it's nearest counterpart, Somersett and ArrowCreek ; last month, Caughlin had 96 homes for sale in the market, Somersett had 108 homes, while ArrowCreek had 144 houses to sell.
More importantly, at the same time last month, Caughlin Ranch sold 18 homes, while ArrowCreek had 15 sales and Somersett 14 homes. In other words, Caughlin Ranch had less inventory but more sales than Somersett and ArrowCreek. To be clear, this can flactuate to the other communities as the difference is minimal.
One other thing that buyers seem to like in Caughlin Ranch is it's proximity to the I80 freeway, McCarran and Downtown Reno; and with that, everything in between (specialty restaurants, malls, shopping centers, grocery stores, parks and recreation, etc). You don't have to drive for miles just to get to the community, there are multiple ways to get to it (McCarran, Plumb, 4'th St., Lakeside, Manzanita, etc).
But Like with everything related to real estate in Nevada, reality is Caughlin Ranch wasn't spared from the real estate downturn that started in mid-2005.

It seems too obvious to even mention, but we're really not out of the hole yet, specifically in the higher end ($400,000 and up). But people are starting to buy homes in Reno. MSI (months supply of inventory) is at 3.6 months (July 2011), that's less than half the national average of time it would take to sell a home. Contrary to popular belief, demand is improving and supply is actually low...
