INTRODUCTION TO CAUGHLIN RANCH
Northern Nevada is a great place to live!
Here in Reno, we have access to just about anything one could want. For the history buff, there are historic cities and towns less than an hour away! For the skier, well known ski resorts are located an hour or less from Reno! For those who aren’t so interested in winter, or skiing, there is a multitude of year round activities, in a variety of nearby places, even Reno itself!
But when it comes down to having a place to call home, many folks prefer peace and quiet, restful views, neighbors, and nearby activities. Not to mention a comfortable house! I have found the solution to this, the dilemma of many. And who would have thought that nestled in the desert of west Reno is a green community that has such a calming atmosphere, it is almost like being on vacation!
The first time I entered the gates of Caughlin Ranch I was taken aback by the virtual forest it is. The first thing I noticed was mature landscaping, with plenty of lush, green grass. Peace engulfed me. It is close to a busy street, but I didn’t hear that at all once I’d ventured just a little way past the entrance. I could actually hear quiet! Caughlin Ranch rests in a park like setting, with rolling hills across the landscape, pine trees, squirrels, several ponds with ducks floating across the water, and a creek that has several different waterfalls!
The first housing development I laid eyes on was called “The Cottages.” “The Cottages” remind me of visions I’d conjured up as a child, while listening to my mother read fairytales to me. I would visualize peaceful, happy, villages with little houses sporting fancy embroidery, well manicured lawns, and flowers lining the houses and sidewalks. I would also visualize castles; there are no castles in “The Cottages,” but just up the road is a gated community called “Eagle’s Nest,” which had several houses that resembled the castles I’d envisioned as a child, with the round “towers” connected to the houses.
CAUGHLIN CLUB
Between “The Cottages” and “Eagle’s Nest” is a clubhouse called “Caughlin Club.” The outdoor environment doesn’t change (although there is an outdoor swimming pool and outdoor tennis courts), but the clubhouse is full of activity.
Inside The Clubhouse are weight rooms, a seven day a week café, a gymnasium, spacious locker rooms, a racquetball court, a sauna, and Jacuzzi. Outdoors, there is a heated pool and hot tub that are both open year round. The outdoor tennis courts are well maintained for year round action.
The Caughlin Club also offers massage therapy, various athletic clubs for adults and children, personal and group training, martial arts instruction, private and group basketball lessons, swim lessons, yoga programs, and a before and after school program called Caughlin Adventure Club. The Adventure Club offers activities, field trips, snacks, and other activities for children in first through sixth grades.

But a description of the estate is not complete without discussing the walking trails throughout this paradise, and the other reasons I would definitely consider calling this tranquil community home.
Allow me to take you on a tour….
First, I enter the Caughlin Ranch Estate, take a deep breath, and breathe in the fresh air, sniff the pines, and most of all, breathe in the quiet! Impossible? Not here! I listen to the birds sing, and at this time of year, I see an occasional squirrel, gathering its winter provisions. Next, I start walking on Juniper trails, imagining what it would be like to live in this setting year round. Day in and day out I would see the water shimmer as the sun rises, and sets.
I would hear birds singing as they wake up for the day, and calling “goodnight” to each other as they settle down for the evening. I could breathe in fresh air, and smell the trees and flowers in the spring and summer.
In the fall, I would smell the sweet scent of crisp leaves, and there would be a different feel to the air. With all the trees around, my eyes would never grow bored with the vibrant colors that are sure to emerge. In the winter, the snow would form a sparkling white blanket over the hills, and decorate the pine trees beautifully. But now it’s summer, and just the other day, I interrupted my trail walking to lie down on one of the green hills. It’s cooler in the shade of Juniper Trails, and so relaxing!
Every time I walk the trails, I notice something new. Usually, it’s a pond I haven’t discovered yet; there are just so many! Some of them get their fill from waterfalls, which come from the creek. But since there’s so much to see inside Caughlin Ranch Estates, sometimes it’s even a community, or two that I discover!
For example, the first three or four times I hiked in Caughlin Ranch, I never even noticed two communities: Caughlin Creek, Gate 1 and Caughlin Creek, Gate 2! These large communities actually connect to each other. This is like “Eagle’s Nest,” which is so large that it starts out in the woodsy section of the estate, and expands to the not-so-woodsy section.
So, there is something at Caughlin Ranch for people who prefer desert to forest, too! And, the park like setting of Juniper Trails is on both sides of the street. It simply crosses over from one side to the other side in one area, or if I don’t cross the street, the trail continues going up, into some scenery that is more desert than forest.
Many houses rest on the top of hills, in a desert setting, but overlooking the City of Reno, and what a show this is at night! I stayed with a friend a little over a year ago who lives nearby. Her house is on a hill, but it’s not as high up as some of these houses. It was so relaxing to gaze at the city lights from her back patio!
Communities above “The Eagle’s Nest” offer a little bit of desert, and a little bit of forest. Since I love the change of the seasons, particularly from summer to fall, I was naturally drawn to the “Seasons” community, which actually includes a street called “Turning Leaf!” Although it has desert views, there are so many trees in the “Seasons” community I know that in just a few weeks, this section will be ablaze with fall colors! I did see one young tree that is already starting to show a brilliant red! And in the spring, I know the same trees will be covered with fragrant blossoms!
CAUGHLIN SQUARE
The Caughlin Ranch Estate begins off of West McCarran Boulevard in Reno, and ends several miles later, up the hill (or down, depending upon which entrance you use), around several curves, (which give the properties a more private feel), at the other entrance. I ended my journey at Caughlin Square, which is my exit point.
Here is yet another reason that living at the Caughlin Ranch Estates is so attractive. As previously stated, living at Caughlin Ranch is like living in the wilderness. But how many people actually live in the wilderness, and have a Scolari’s Market, doctor’s offices (by either entrance), restaurants, and a Starbucks, just up the road? A nice thing about Caughlin Square is that it really can’t be seen until you come upon it! KinderCare and Caughlin Ranch Elementary School are nearby the Square, too!
Walking through these properties, or driving through them, made me realize just how blessed we are in Reno. If you did the same, you would surely agree. We not only have historical towns and sights, ski resorts, and year round activities nearby, and in Reno itself, we have Caughlin Ranch, right here in our own city! It is the perfect place to picnic and hike. It’s also the perfect setting to swim in, relax in a hot tub, and play tennis, at the Caughlin Club, year round! Come to think of it, Caughlin Ranch seems like the perfect place to really live!
CAUGHLIN RANCH SCHOOLS
Speaking of children brings up the question of schools. For children aged six weeks to twelve years, KinderCare, famous for a staff that shares a love for children and a passion for teaching with fabulous age appropriate programs, has two nearby locations: 4895 Village Green Parkway, and 3615 Lakeside Drive.
Caughlin Ranch Elementary School, for grades K-6, is located at 4885 Village Green Parkway, and is on a traditional schedule. Caughlin Ranch Elementary School has a capacity of 799 and an enrollment of only 499.
Gomm Elementary School is also located nearby, at 4000 Mayberry Drive. With an enrollment of 448 and capacity of 572, Gomm serves children from Kindergarten through sixth grade, and is on a traditional schedule.
Nearby Swope Middle School serves students in grades seven and eight, is on a traditional schedule, and has an enrollment of 812, with a capacity of 641.
Reno High School is located at 395 Booth Street, with a capacity of 1,829 and enrollment of 1,860. Reno High School has a traditional schedule and serves grades nine through twelve.
MORE SCHOOL INFORMATION
High school graduates in Caughlin Ranch come in at 96.1%. In the city, they are at 83.3%, and in the county they are 84.9%. Those who hold two year college degrees in the Caughlin Ranch area are 6.0%. 6.8% of the city population holds a two year degree, and 7.2% in the county. Four year college degrees are held by 34.1% in Caughlin Ranch, 17.0% in the city, and 16.4% in the county.
Graduate degrees are held by 20.2% of the population in Caughlin Ranch, 8.6% in the city, and 8.1% in the county. The student per teacher ratio in both Caughlin Ranch and the city is 19.9%, and 19.5% in the county.

There are six colleges in Reno, and three gave their average tuition rates: The University of Nevada Reno (U.N.R.) (www.unr.edu) is $3,037. Morrison University (www.morrison.northfa) comes in at $9600, and Truckee Meadows Community College (www.tmcc.edu) has an average tuition rate of $1,590. The first time I explored the Caughlin Ranch Estates, I wondered what the price tag of these beautiful homes, and properties might be. I figured that most of them would be in the high $800,000 to $900,000 range, with even a few in the million dollar range (and home values in Caughlin are mostly in this price range). But I was pleasantly surprised to learn that the prices for a few of these homes start for just under $400,000, for a luxurious three bedroom three bath home, to $600,000 for a four bedroom three bath home! These homes, and prices, are just too good to be true! The views, the water, The Caughlin Club, and Juniper Trails alone make it well worth the price for any home, in my book. But the scenery alone is actually just the icing on top, of course. The homes themselves, whether cottages or castles, or something in between, take the cake!
