“People hope when it's time to fear, and fear when it's time to hope”
The Reno real estate market has yet to find a complete bottom. Upper end homes are still struggling.
But if you look closer opportunities are starting to pop up. Last week, the local newspaper's headline was “if you bought a house in 2005 you'll have to wait 'till 2028 for it to go back to its original value.” Is it true? Perhaps. But once again the mainstream media is a year or two late in reporting news that truly can benefit us.
Back in 2006 when I was warning people against false optimism (“market will be better in 2008”) the media was slow in warning the people.
Now, I'm starting to hope again. Demand is slurping supply. Our months supply of inventory is about 3 months, not too long ago it was eight. Does this mean to mindlessly invest again? No. But keep a close eye on good deals with positive cash flow.
