Selling a home in Reno:

My three biggest advice: Price your home in the top 3 of your competition, have a remarkable
showing, if possible sell your home April or May (consistently highest
in buyer demand). In my experience, this has produced the fastest
results for my clients. But your home is one of a kind, so doing a
little bit more research will help a great deal.
Some
things to think about: The National Realtors
Association conducted a survey of buyers (getting 1,500
responses), this is what they found out...
- Seventy-eight percent of home buyers rank a garage as very
important, compared to 74 percent for a living
room. Organize your garage.
- (surprise surprise...) A laundry room is more critical than a family room.
- People still like a formal dining room
for festive Holiday occasions. Make this
room "extra special".
- Buyers prefer to have more
than 2+ bathrooms.
- In bathrooms, high-quality
fixtures and good tile is a plus. A lady friend
once told me, "we love bathrooms and kitchen.
Everything else is secondary!"
- Home
Buyers age 44 and less tend to want homes in the suburbs
or in subdivisions, along with access to schools, parks and
playgrounds.
- Older buyers are more likely to want a
home that is one story, less than 10 years old, and have a
flat lot and lawn sprinkler system.
- First-time
buyers are less likely to place a lot of value
on some of the "extras," like walk-in closets in the
master bedroom, granite kitchen and stainless steel appliances.
- Buyers
are doing their homework online before they
start to shop. Make sure your agent has the capability to maximize your
"online views".
- Buyers don't like "house
odors". Buy glade, spray anything vanilla, get a plug in
wick (nature springs scent)..something! =)
- No
dogs meeting buyers in the doorway.
- Last but not the least,
sellers try not to be present on showings.
---Don't be sad
if you do not meet all the above "requirements". Some things you
just can't change (e.g, no walk in closet). But the things you CAN
improve, please do =).
A few tweaks can go a long way in selling
your home for top money.
